We closed on our brand new custom built Heartland Homes home February 2004. Water problems started in our newly constructed home May 2004. We reported our water problems to our custom home builder, Heartland Homes.

We notified Heartland Homes every time we had water problems in our home. See our Heartland emails above or just click here. I am trying hard not to continually repeat how often we contacted our custom home builder. We notified Heartland Homes minimally 12+ times in less than a 1 year period of water problems.

Here is our complete 5 year review of our Heartland built home details. Aside from the typo at the beginning of this diagram, first time we have water enter our custom built Heartland Homes is May 21, 2004, not May 22, 2004 as I have indicated.

The Heartland Homes review in our timeline below includes everything from when we first reported water problems to our custom home builder. To when we file our Pittsburgh BBB (Better Business Bureau) complaint, complaint with the State Atty Generals Office and our Heartland Homes lawsuit.

In this section of our website we want to focus more on the specific water problems in our home.

Our Home Page will also provide some high-level details, in regards to our overall heartland homes review. However here, on this page, we are going to dive in a little further to the specific water problem areas in our custom Heartland Homes home.

We believe our townhouse is the last townhome in Heartland Homes community Castleview Estates to be built with cinder block. From our observation, even the building built shortly after ours was a poured foundation, not cinder block.

Buying a home is the biggest investment of your life.

We feel the Better Business Bureau (BBB) is a great resource tool. The Pittsburgh BBB helped us immensely. You can search the BBB's database that is constantly updated to see where businesses or charities stand in regards to complaints filed, complaints resolved, etc.

You even see a 36 month history for whomever you are searching on. A great free resource tool to research almost any company. Click this link to go to the Business/Charity Name: you can simply input only the the name of the business you would like to review in Pittsburgh.
Simply input the Business name, click search and view the results. A lot of folks are not aware of what a powerful tool this is. Ideally you can research the internet, same as reading through a Consumers Report before you consider buying. In our opinion you can never have too much information.

Custom Home builder warranty excerpts

There are over 20+ pages to our custom home builder Heartland Homes warranty. We reviewed the warranty during our paperwork phase of our custom home purchase. We read and initialed each page of the warranty or Standards and Services procedures document, if my memory services me correctly, I will have to check on the actual name of their document we reviewed and signed.

Heartland Homes 1 year Dry Basement guarantee in our warranty from Heartland Homes warranty page #17 of #22 pages.

"One (1) year dry basement guarantee to become null and void." Click on image below to read about the Grading and dry basement guarantee that was in the Heartland Homes warranty we signed and received.

We never changed any grading or touched our landscaping or anything as it pertains to the outside of our home or even around our basement walls, until after our Heartland Homes lawsuit and court trial that ended in 2009. We did not want to jeopardize anything in regards to having our water problems solved. Remember we closed on our brand new house February 2004. We started experiencing water problems 3 months later in May 2004. Our builder told us that our Wet Basement Remedy was to begin and We will continue to work towards a solution, etc. See emails from Heartland Homes regarding our Wet Basement as they reference our water problems from 2004 - mid/end 2006.

We followed Heartland Homes outlined protocol for reporting warranty issues, emailing a specific email address. We notified Heartland Homes over 15+ times during a less than 1 year period (read every email by clicking this link). We first reported our water problems May 2004, July 22 2004 is the first response we receive back from Heartland Homes. See responses below stating our custom home builder is working on our Wet Basement Remedy and We Will Continue to Work Towards A Solution.

We notified our custom home builder Heartland Homes on the following dates; May 21 2004, June 14 2004, June 17 2004, June 28 2004, July 5 2004 (pixs from June 28 2004), July 5 2004 (pixs from June 29 2004), July 5 2004, July 16 2004, July 19, 2004 and reported water problems. Most of our emails did contain digital photos as well showing where the water problem areas were.

First response we receive from Heartland Homes is July 22, 2004. Click image directly above to view each of the emails from Heartland Homes. Heartland Homes states "Wet Basement remedy to begin in the next few weeks. We Are Working With The Supervisor." 

September 21 2004 - after our 13th or 14th email to Heartland Homes regarding our water problems. Heartland Homes states "Basement walls look much better. Due to the Extreme Amount of Water Friday, I am noting in your file. Castleview is Still A Work In Progress."

Note: We have never been asked IF our water problems have been resolved. Heartland Homes has never asked during our entire 1st year to come into our home to check out our water issues or problems. From September 23rd 2004 all the way through January 20 2005 we never hear anything from Heartland Homes about our water issues or resolution to our water problems, nothing.

We email continued water problems to Heartland Homes from January 6 2005 and January 20 2005. We hear back from Heartland Homes;

January 21 2005 Heartland Homes states "I received your pictures. I forwarded them to Rick for review. We will CONTINUE to WORK Towards A SOLUTION. The weather is a factor now."
